or enlargement of a lawfully non-conforming use within the <br /> S <br /> meaning of Section 5 . 1 of the Mashpee Zoning By-Law. <br /> (b) There is adequate land area in the Premises <br /> to provide sufficient parking and setbacks as may be required. <br /> (c ) The proposed change, intensification, <br /> extension or enlargement shall not be substantially more <br /> detrimental than the existing non-conforming use to the neighbor- <br /> hood. <br /> (d) The granting of the requested special permit <br /> is in the best interest of the community. <br /> 2. On the basis of the foregoing findings , grant <br /> Petitioner' s request for a special permit to construct the <br /> Addition and additional guest parking pursuant to the provisions <br /> of Section 5. 1 of the Mashpee Zoning By-Law. <br /> 3.
