Cape Cod Ventures-Jiffy Lube -Request a Variance from Sections 174-31, 174-35 and 174-39 of the Zoning By-laws for permission to vary the lot size, frontage and off-street parking requirements on property located in a C-1 zoning district at 487 Falmouth Road (Map 67, Block 9) Mashpee, MA. Members sitting: J. Dorgan, C. Hawver, E. Govoni. J. Regan stepped down for this hearing. E. Govoni and C. Hawver read memos from the DPW, Mashpee Fire, and Board of Health, Town Planner and Assistant Town Planner detailing their requirements for the project. Robert Mills, Esq. represented Cape Cod Ventures. There was a great deal of discussion regarding traffic. This issues of waste management were also raised. Abutters Ken Marsters and Morris Kirzner were present and raised objections because of the nature of the business and the traffic it may cause. J. Dorgan requested the following items be prepared for review: a) survey plan of distance from rotary to proposed site; b) report on storm water run off& denitrification issues; c) traffic impact study(submitted) and copy of permit request submitted to Mass Highway; d) landscape plans for buffer zones. E. Govoni moved the matter be continued to January 14, 1997. J. Dorgan seconded. All agreed.
