Govoni, James E. Regan III and Robert G. Nelson
Paul Merithew of Yankee Survey Consultants represented the applicant by stating that
Mrs. Williams owns four lots on Coombs Lane. He submitted a plan showing the lots as
they currently exist, with a proposal to divide the four lots into three lots. There is a split-
level, four-bedroom dwelling on Lot 38. Mrs. Williams stated that she wants to make
sure that the lots are buildable before she sells them.
Mr. Govoni acknowledged that the plan was practical, that there appears to be adequate
frontage and that Mrs. Williams has been paying taxes on the lots. He also stated that
Mrs. Williams will have to get approval from the Planning Board to change the lot lines.
Mr. Nelson moved to strike the Variance of 174-32 of the Zoning By-laws; but Mr.
Hauck suggested to keep it as it appears on the application.
No comments were received from abutters.
Mr. Regan moved to grant the Variances, combining Lots 35, 36, 37 and 38 into three
lots. They will be referred to as Lots 12A, 12B, and 12C for purposes of clarification as
follows:
• Reference plan of Yankee Survey Consultants dated October 11, 1998
• Town Assessor will assign new lot numbers.
• Lot 12A will combine Lot 35 and a portion of Lot 36 and will consist of
20,760 square feet with frontage of 134 square feet.
• Lot 12B will combine a portion of Lot 36 and a portion of Lot 37 and will
consist of 24,862 square feet with frontage of'107.19 square feet.
