with grass, hushes, flowers or trees all along each side lot, <br /> rear lot and front lot, except for entrance and exit driveways <br /> and such open space shall not be built on, not paved, nor used <br /> for parking. <br /> 9.24 No space within the required front yard depth shall be <br /> P used for <br /> parking except as a temporary nature such as for registering. <br /> 9. 25 Each motel site shall be provided with not -lore than two (2) motor <br /> vehicle driveways .for each abutting street which shall intersect <br /> the abutting street or streets at ninety (90) degrees. <br /> 9.26 Each rental unit shall contain not less than two hundred sixteen <br /> (216) square feet of habitable abitable floor <br /> area. <br /> 9. 27 Height restrictions as set forth in Section 7 May be waived sub- <br /> ject to Board of Appeals for motels containing 100 or more units. <br /> 9. 28 Subject to Board of Appeals uses such as but not limited to <br /> restaurants, convention facilities, health clubs, retail shops, <br /> beauty and barber shops are permitted within motels containing <br /> 100 or more units. <br /> 9. 3 Open Space Multi-Family Development <br /> An Open Space Multi-Family Development may be allowed in R-1 and <br /> R-2 zoning districts in accordance with the following procedures <br /> and standards, <br /> 9. 31 . Site Eligibility - A parcel of land located in zoning districts <br /> R-1 and R-2 containing at least twenty (20) acres, (land subject <br /> to seasonal or periodic flooding or covered by tidal water, pond, <br /> lake, stream or .river not to be included) , with at least 200' <br /> frontage on a public way or on a way having in the opinion of the � ! <br /> Planning Board, sufficient width, suitable grades and adequate �fV <br /> construction to provide for the needs of vehicular traffic in IIj <br /> relation to the proposed use of the land abutting thereon or served <br /> thereby and for the installation of municipal utilities, to serve <br /> such land and the buildings erected .or to be erected thereon, HHi <br /> shall be eligible for open space attached single-family development. lig; <br /> ii 11 <br /> 9. 32 Density <br /> I <br /> 9. 321 The parcel to be developed with attached or detached single- <br /> family dwelling units at a density not to exceed three (3) units <br /> per acre in R-1 Districts and three (3) units per acre in R-2 Dis- <br /> tricts. <br /> . 322 Attached single-family units shall contain not less than <br /> one (1) bedroom, nor more than two (2) bedrooms. Detached single- <br /> family units shall also contain either one (1) or two (2) bedrooms. <br /> 'Ea <br /> 9 . 323 Any Provisions above as to density requirements notwithstand- <br /> ing each attached single-..family development may have one three <br /> (3) bedroom dwelling unit for every twenty.
