Procedures for approval of garden apartments are identical <br /> to those for approval of attached single-;family units as specified in Sections <br /> 9'*3 through 9.392 of this By-Law. The following provisions shall govern in <br /> the case of garden apartments. Not less than four (4) nor more than eight (8) <br /> garden apartment units, with no portion of the building below the first story <br /> nor above the second story used for dwelling purposes, may be constructed in <br /> a single structure in an R-4 ?.oning District. Each one bedroom apartment <br /> unit shall contain at least 400 square feet of living space. One. hundred II' <br /> fifty (150) sq. ft. of living space shall be added for a second bedroom. Land <br /> space requirements shall be identical with those for buildings in the R-4 <br /> Zoning District. Two (2) parking spaces for each apartment unit shall be <br /> constructed. Parking for garden apartment units shall be set back at Least <br /> forty (40) feet from the front lot line. <br /> 9.334 A community buildi-:g and recreational facilities for the exclusive <br /> use of the residents of the development and their gusts, <br /> 9.335 A bedroom shell be daz:csJ any habitable room providing such room exceeds <br /> sixty (60) square feet in area and is other than a living room, dining, <br /> kitchen, utility roots or bathroom. <br /> ` w.., units excepting garden apartment units shall have a ground <br /> floor with direct o ►ts a'! ant ance <br /> from that floor. <br /> I� <br /> 9.337 Minimum gross floor area of any one (1) bedroom dwelling unit shall be <br /> 900 square feet exclusive 'of decks, patios, garages, balconies and entrances. <br /> For each additional bedrooms 200 square feet shall be added to the 900 square <br /> foot minimum floor area. Garden apartment# are exempted from this requirement <br /> and are subject to the floor area tequirements of Section 9.333. <br /> I' <br /> y'�N <br />
