_ -------- <br /> ti <br /> ' i <br /> 9. 35 Space Requirements <br /> 9. 351 No single family or accessory use structure shall be built <br /> closer to the street line, sideline, or rear line than the mini- <br /> mum requirement of the underlying zoning district and no structure <br /> shall be built closer to the street line, sideline, or rear line <br /> than fifty (50) feet; two (2) separate parking spaces shall be <br /> provided for each dwelling unit. <br /> 9. 352 A buffer strip of land equal in width to the front vard <br /> requirement of the underlying zoning district shall be created <br /> along the entire perimeter of the Parcel. The buffer strip shall <br /> be unbroken except for access roads . The buffer strip shall be <br /> considered part of the permanent (:)Den space . The buffer strip <br /> shall be retained in its natural state or landscaped if in the <br /> opinion of the Planning Board it is necessary to protect Privacy <br /> of adjoining land owners and shall not he used for parking or <br /> organized recreational activities. The Planning Board may require <br /> a buffer strip in excess of the minimum requirement depending <br /> on the use of the adjoining land. <br /> 9. 36 Common Open Space <br /> 9 . 361 The common open space shall be a defined area of open lana <br /> shown on the definitive development plan containing not less <br /> than thirty ( 30) percent of the total land area, and shall be <br /> designed and maintained in accordance with the following standards: <br /> 9. 3611 Naturally existing woods, meadow and marshland <br /> shall be maintained and improved by customary good con- <br /> servation practices. <br /> 9. 3612 In cases where the land is scarred or barren, it <br /> shall be improved to grow back to the natural state of <br /> the surrounding countrvs.ide. <br /> 9. 3613 It shall be ;Manned in larqe units of land, con- <br /> tinuous wherever possible, and shall be accessible to <br /> the open space residential development property owners, <br /> or to the Public when owned by the Town of Plashpee. <br /> 9. 3614 It is the intent that the common open space be <br /> developed for reasonable outdoor recreational uses. <br /> These may include playing fields , tennis courts and golf <br /> courses. <br /> 9. 362 The common oven space shall be permanently dedicated in <br /> one of the following ways : In either case the developer' s <br /> declaration of this choice and the manner of dedicating the common <br /> open space shall be furnished with the definitive development <br /> plan, together with the covenants and restrictions necessary <br /> to secure the permanent legal existence of the common open space. <br /> r <br /> _25- <br /> 1 <br />
