C2 j <br /> PRINCIPLE USES <br /> 9.'Fixed or floating piers, wharfs or docks, <br /> both seasonal and year-round, subject to <br /> the securing of all necessary permits <br /> from the Town State and Federal Government <br /> units having jurisdiction over inland and/ <br /> or coastal waterways and wetlands. Prior <br /> to the grant of any such special permit, <br /> the Board of Appeals shall receive the <br /> advice and recanrendations of the Conserv <br /> ation Commission and the Harbormaster, an <br /> shall not grant the special permit if the <br /> structure will unduly interfere with free <br /> passage of travel by water or cause sub- ' <br /> stantial disruption of the marine environ <br /> ment. Outdoor Dining shall be allowed in <br /> commercial districts as .accessory use to <br /> an allowed eating place serving food and <br /> beverage, provided that visual screening <br /> shall be required in any area abutting a <br /> residential zone. Such screening shall , <br /> consist of a solid fence, wall or mature <br /> hedge or other screen-type planting of <br /> such a height as to screen any diners <br /> from view from the said residence zone. Upon <br /> issuance of a special permit, a mobile <br /> home or trailer may be used at a constr- <br /> uction site for a period of not more than <br /> six months, except that the Building <br /> Inspector may extend the permission for <br /> additional six month successive periods <br /> while construction is continuing. The <br /> mobile home or trailer may be used and <br /> occupied by a resident guard or care- <br /> taker provided it is connected to a , <br /> septic system and water supply as <br /> approved by the Board of Health.
