Undeveloped Lot : A lot upon which no building <br /> exists . <br /> 5 .5 .2 Where one undeveloped non-conforming lot was held in <br /> ownership separate from that of all adjoining <br /> undeveloped lots on February 11 , 1985 , or at the time <br /> it became non-conforming , whichever is later , one <br /> single-family residential building and its permitted <br /> accessory buildings and improvements may be built on <br /> that lot , provided that the lot contains at least five <br /> thousand (5 ,000 ) square feet of area and fifty (50) <br /> feet of frontage. <br /> 5 .5 .3 Where two or three adjoining non-conforming lots were <br /> held in common ownership on February 11 , 1985 or at the <br /> time they became non-conforming , whichever is later , <br /> one single-family residential building and its <br /> permitted accessory buildings and improvements may be <br /> built on such lots , provided that the lot contains <br /> at least ten thousand ( 10 , 000 ) square feet of area <br /> and seventy-five (75 ) feet of frontage. Where the <br /> area of one or more of said lots is less than ten <br /> thousand ( 10 ,000 ) square feet or lot frontage is <br /> less than seventy-five feet , said lots may be combined <br /> and a single-family residential building and its <br /> permitted accessory buildings and improvements <br /> may be, built on each remaining lot which meets <br /> those area and frontage requirements , provided that <br /> in no case may the number of remaining lots be <br /> greater than that of the original number of non- <br /> conforming lots which contained at least two thousand , <br /> five hundred (2 , 500 ) square feet of area . <br /> 5 . 5 .4 No lot may be changed in size or shape so that a <br /> violation is created , except by a public taking of <br /> a portion of the lot . <br /> 5 . 5 . 5 Where four or more adjoining non-conforming lots were <br /> held in common ownership on February 11 , 1985 or at the <br /> time they became non-conforming , whichever is later , <br /> such lots shall be combined so that the resulting lot <br /> or lots conform with current by-law requirements <br /> before any building permit may be issued , except that <br /> where the combination of all of the four or more such <br /> lots will not result in a lot which would conform to <br /> the current by-law requirements , one single-family <br /> residential building and its permitted accessory <br /> buildings and improvements may be built on the <br /> combined lots , provided that the resulting lot <br /> contains at least ten thousand ( 10 ,000 ) square feet of <br /> area and seventy-five (75) feet of frontage . <br /> 5 - 2 <br />
