years from the grant thereof, or within a shorter period of time <br /> if specified in the decision of the approval-granting authority, <br /> which shall not include such time required to pursue or await <br /> the determination of an appeal under Chapter 40A, Section 17 of <br /> the General Laws, if a substantial use thereof has not sooner <br /> commenced except for good cause or, in the case of a permit for <br /> construction, if construction has not begun by such date except <br /> for good cause." <br /> 6.2.3 Any use, whether or not on the same parcel as activities <br /> permitted as a matter of right, accessory to activities permitted <br /> as a matter of right, which activities are necessary in <br /> connection with scientific research or scientific development or <br /> related production, may be permitted upon the issuance of a <br /> special permit provided the Board of Appeals finds that the <br /> proposed accessory use does not substantially derogate from the <br /> public good. <br /> 6.2.4 Plan Review approvals issued under section 6.2.1 shall not ex- <br /> pire until such time as the project is altered or, if zoning is <br /> changed before a building permit is issued, for one year from the <br /> date of the zoning change. <br /> j <br /> 6.2.4a Notwithstanding any other provisions of this By-law, no new <br /> school , hospital , theater, or places of public assembly shall be <br /> erected or permitted within the Otis A.N.G.B. Accident Prevention <br /> Zone as shown on a map entitled "Otis A.N.G.B. Accident Prevent- <br /> ion Zone" and dated January 1987, which map is on file in the <br /> office of the Town Clerk and which shall be considered part of <br /> this Zoning By-law. In addition, no portion of any structure <br /> located within said Zone may exceed thirty-five (35) feet in 5 <br /> height, measured from the highest natural grade of the site <br /> at the foundation line. <br /> 6.2.5 Changes in plans approved under 6.2.1 may be authorized by the <br /> Building Inspector without refiling provided they do not include <br /> a change of use and provided deviations do not include building <br /> footprint increases or increases in impervious cover of more than <br /> 10% or 100 sq. feet, whichever is less, and provided that, in the <br /> opinion of the Building Inspector, they are in substantial con- <br /> formance with the originally approved proposal. <br /> 6.3.
