s, <br /> SECTION 9 <br /> SPECIAL PROVISIONS <br /> 9. 1 The following uses may be permitted as designated in <br /> Section 6 . 3 , Table of Use Regulations , provided they meet <br /> the following requirements in addition to any other <br /> requirements . <br /> 9.2 Motels . <br /> 9.2. 1 No motel shall be constructed on a lot having less than two <br /> hundred (200 ) feet frontage , nor less than forty thousand <br /> (40 , 000) square feet of lot area . <br /> 9.2.2 On each lot used for motel purposes there shall be provided <br /> front , rear and side yards each not less than fifty (50 ) <br /> feet in depth . <br /> 9.2.3 A space not less than twenty (20 ) feet shall be maintained <br /> open with grass , bushes , flowers or trees all along each <br /> side , rear lot and front lot , except for entrance and exit <br /> driveways and such open space shall not be built on , not <br /> paved , nor used for parking . <br /> 9.2 .4 No space within the required front yard depth shall be used <br /> for parking except as a temporary nature such as for <br /> registering . <br /> 9.2.5 Each motel site shall be provided with no more than two (2 ) <br /> motor vehicle driveways for each abutting street which <br /> shall intersect the abutting street or streets at ninety <br /> (90 ) degrees . <br /> 9.2.6 Each rental unit shall contain not less than two hundred <br /> sixteen (216 ) square feet of habitable floor area . <br /> 9.2 .7 Height restrictions as set forth in Section 7 may be waived <br /> subject to Board of Appeals for motels containing 100 or <br /> more units . <br /> 9.2.8 Subject to Board of Appeals uses such as but not limited to <br /> restaurants , convention facilities , health clubs , retail <br /> shops , beauty and barber shops are permitted within motels <br /> containing 100 or more units . <br /> 9.3 OPEN SPACE INCENTIVE DEVELOPMENT (OSID) <br /> For the purposes of preserving critical open space <br /> and natural resource areas within the Town of <br /> Mashpee , of promoting an efficient pattern of land <br /> development , and of promoting the health , safety and <br /> 9 - 1 <br />
