(b ) any dwelling unit previously approved under a <br /> currently valid (unexpired ) special permit shall <br /> count as one residential unit , (such units shall <br /> not qualify for any bonus multipliers - see <br /> Subsection 9 . 3 .4 .4) ; <br /> (c ) for undeveloped and unsubdivided land , the number <br /> of residential units allowed shall equal the total <br /> area of the land , excluding ninety (90 ) percent of <br /> any wetlands as defined by M. G. L. , Chapter 131 , <br /> Section 40 , divided by the current minimum lot size <br /> within the applicable zoning district ( s ) . Where <br /> such land does not have adequate access as defined <br /> by Section 4.4 , it shall be credited for one-half <br /> of the otherwise applicable base number of <br /> residential units . <br /> 9 . 3 .4. 3 Where land is permanently dedicated as open <br /> space in conformance with the requirements of Subsection <br /> 9 . 3 . 3 , the residential units (as defined in Subsection <br /> 9 . 3 .4 . 2 above ) which would otherwise have been allowed <br /> on such specific area of land may be transferred to <br /> another portion or parcel of the OSID ( subject to the <br /> conditions listed in Subsection 9 . 3 . 3 ) . Depending on <br /> the level of environmental , scenic and public value and <br /> on the ultimate level of public access to or ownership <br /> of the land so dedicated , the residential units <br /> transferred may be subject to the following bonus <br /> multipliers : <br /> (a ) On the basis of location , one of the following <br /> multipliers may be applied : <br /> 1 .4 for lands fronting on salt water or salt water <br /> wand ( including any water body subject to tidal <br /> action ) where a minimum of three hundred (300 ) feet <br /> back from the water or wetland are preserved (only <br /> lands within 300 feet back from the water or <br /> wetland may qualify for this bonus ) ; <br /> 1 . 3 for lands fronting on fresh water ponds over <br /> ten ( 10) acres , on non-tidal portions of the <br /> Mashpee , Quashnet , Santuit or Childs Rivers , Red <br /> Brook or Quaker Run (below Route 28) , or on <br /> adjacent fresh water wetlands where a minimum of <br /> three hundred (300) feet back from the water or <br /> wetland are preserved (only lands within 300 feet <br /> back from the water or wetland may qualify for this <br /> bonus ) . <br /> 9 - 9 <br />
