(f ) After final approval by the Design Review <br /> Committee and Planning Board , the applicant <br /> may apply to the Building Inspector to <br /> construct any structures so approved . The <br /> Building Inspector shall require that prior to <br /> the issuance of any building permit , the <br /> applicant show proof that any permit is in <br /> conformance with the OSID Special Permit , any <br /> conditions imposed by the Design Review <br /> Committee. and Planning Board , the OSID phasing <br /> schedule , if any , and that all required <br /> permits have been obtained from the Board of <br /> Health , Conservation Commission and other <br /> applicable Town , state and Federal agencies . <br /> (g ) The Building Inspector may revoke a building permit <br /> issued under this section in case the builder or <br /> developer fails to conform to the plans and <br /> schedules as approved . <br /> 9.3.8 MIXED-USE DEVELOPMENTS - As part of an Open Space <br /> Incentive Development , the Planning Board may allow the <br /> development of residential units within a commercial or <br /> industrial zone , except single-family detached <br /> structures , as part of a residential development or in <br /> conjunction with the uses otherwise allowed in that <br /> district as part of a coordinated mixed-use development . <br /> Such mixed-use development shall comply with the <br /> requirements of Section 9 . 3 except with regard to <br /> permitted uses ( Subsection 9 . 3 .2) and except that there <br /> shall be at least a 100 foot buffer strip providing a <br /> vegetated visual buffer between any residential <br /> development in an industrial zone and any other <br /> industrially zoned land . There shall be no base <br /> residential density credited for developed sites within <br /> the commercial or industrial zone . Where land in a <br /> commercial or industrial zone is shown on the "Mashpee <br /> Open Space Incentive Plan " within a primary or secondary <br /> conservation district it may not be included in the <br /> developed area of an OSID developed under this <br /> subsection but it may be included in preserved open <br /> space , for which a base residential density of one unit <br /> per 2.0 , 000 square feet of land so preserved (excluding <br /> 90 percent of any wetlands as defined by M. G. L. Chapter <br /> 131 , Section 40 ) shall be credited in calculating <br /> incentive bonuses under Subsection 9 . 3 .4. For those <br /> portions of such OSID within residential zones , the <br /> requirements of Subsection 9 .3 . 1 through 9 . 3 . 7 shall <br /> apply . <br /> Where residential uses are .proposed to be combined with <br /> non-residential uses in the same structure , any such <br /> structure shall require the approval of the Mashpee Fire <br /> 9 - 24 <br />
