No buildings, paving, or organized recreational <br />facilities shall be allowed within these areas. <br />6. <br />A buffer zone of 100 feet from Route 28 shall be left in its natural <br />state or•landscapped with the exception of the tennis courts which may <br />be constructed 70 feet from the front, lot line, providing that said <br />tennis courts are totally screened by fencing and plantings fibm <br />Route 28. <br />7. <br />All sewage system plans shall be submitted to the Mashpee Board of Health. <br />8. <br />Proper lighting of the main road through the development shall have <br />the approval of the planning board. <br />9. <br />• <br />The recreational facilities shall be for the useof the residents of <br />Massasoit Crossing and their guests exclusively. <br />10. <br />The construction of the 163 oondominums units shall be phased over a <br />minimum of three years. <br />Phase I - No more than 56 units shall be constructed within the first year. All recreational <br />facilities must be completed within Phase I. <br />Phase ii - Shall consist of the construction of 54 units and shall commence after the <br />completion of Phase I.
