However, low- <br />lands will remain totally in open space uses of conservation areas and <br />golf course. <br />The Quashnet River, one of the outlets for John's Pond, meanders through <br />the length of the property on its way to Waquoit Bay and Nantucket Sound. <br />This isa small but clear stream since no sources of pollution exist <br />anywhere on its banks. As a protection from golf course construction and <br />as a preservation of wildlife habitat, an undisturbed buffer 100 feet <br />wide along both sides of the stream will remain untouched by development. <br />After Appeals Board and Planning Board approvals, a filing under the <br />Wetlands Protection Act must be presented to the Mashpee Conservation <br />Commission for approval. <br />The most visible wildlife on the site are migrating waterfowl such as <br />geese, ducks and shore birds which would use the wetlands as a resting <br />area. Their migratory pattern would not be substantially disrupted by <br />the project since the wetlands will not be altered. The preservation of <br />this habitat is also important as a recreational amenity since bird <br />watching and nature walks are becoming more popular pastimes. <br />The design for Quashnet Valley Country Club will have 169.8 acres or <br />49% of the total area left in open space (including golf course). There <br />are 715 multi -family units and 178 single family dwellings proposed for <br />the site. The site has two potential vehicular access points, one <br />entering onto Waquoit Road and one other, Old Falmouth -Barnstable Rd. <br />providing access from Rt. 151. <br />C.
