firm and dry and about two feet above the ground water. However, low-
lands will remain totally in open space uses of conservation areas and
golf course.
The Quashnet River, one of the outlets for John's Pond, meanders through
the length of the property on its way to Waquoit Bay and Nantucket Sound.
This isa small but clear stream since no sources of pollution exist
anywhere on its banks. As a protection from golf course construction and
as a preservation of wildlife habitat, an undisturbed buffer 100 feet
wide along both sides of the stream will remain untouched by development.
After Appeals Board and Planning Board approvals, a filing under the
Wetlands Protection Act must be presented to the Mashpee Conservation
Commission for approval.
The most visible wildlife on the site are migrating waterfowl such as
geese, ducks and shore birds which would use the wetlands as a resting
area. Their migratory pattern would not be substantially disrupted by
the project since the wetlands will not be altered. The preservation of
this habitat is also important as a recreational amenity since bird
watching and nature walks are becoming more popular pastimes.
The design for Quashnet Valley Country Club will have 169.8 acres or
49% of the total area left in open space (including golf course). There
are 715 multi -family units and 178 single family dwellings proposed for
the site. The site has two potential vehicular access points, one
entering onto Waquoit Road and one other, Old Falmouth -Barnstable Rd.
providing access from Rt. 151.
C. Character of Development: The purpose of the project is to accommodate
the rapidly increasing population while preserving a high quality life
