BOARD OF APPEALS HEARING ON APPLICATION OF JOHN N. SHIELDS JR. <br />D/B/A JIM'S PACKAGE STORE. PETITIONER IS REQUESTING PERMISSION <br />TO INCREASE SIZE OF AND MAKE EXTERIOR IMPROVEMENTS TO BUILDING. <br />Hearing Date: November 13, 1974 <br />Board Members: Frank E. Hicks, Randolph G. Peters, John A. Boyle <br />(Note: Mr. Hicks & Mr. Peters acted as alternate <br />members in absence of Mrs. Keliinui and Mr. <br />O'Connell). <br />FACTS: Petitioner has applied for a special permit to increase <br />the size of an existing building. The land is located on the <br />Rotary Circle (south side). The locus ih question is in a C-1 <br />area and contains 36,290 square feet. The desired changes would <br />involve the removal of two additions and replacing them with a new <br />addition which would increase the floor space from 1,052 sq. ft. <br />to 1,731 sq. ft.. The petitioner stated at the hearing that the <br />existing building is badly deteriorated, making it unfit for <br />storage of heavy cases of stock, and that there is a need for <br />additional storage space. Petitioner contends that renovation <br />would render a great improvement to the Rotary Circle. <br />MEASUREMENTS OF EXISTING BUILDING <br />1. Front portion: 26.3 x 20.3 <br />(531 sq. ft.) <br />2. First addition: 16.5 x 20.2 <br />(333 sq. ft.) <br />3. Second addition: 14.8 x 12.5 <br />(185 sq. ft.) <br />TOTAL FLOOR SPACE: 1,052 sq. ft. <br />PROPOSED CHANGES SUBMITTED BY PETITIONER: <br />1. Front portion would remain as is except for exterior siding. <br />2. The two additions would be removed and replaced with a <br />structure measuring 50' x 24' (1200 sq. ft.). This would <br />increase the floor space 679 sq. ft.. The entire building <br />would contain 1,731 sq. ft. of floor space. <br />DECISION: The Appeals Board has unanimously agreed to allow the <br />petitioner to square off the two additions to the existing building, <br />so as to align it with the front portion of the building, said <br />building to be twenty-six and 3/10 (26.3') feet wide and fifty-two <br />and 11/100 (52.1l') feet deep, resulting in thirteen hundred seventy <br />(1370 sq. ft.) square feet of floor space (an increase of three - <br />hundred eighteen (3181) feet). <br />The Board of Appeals has also voted to allow the petitioner <br />to include a basement in said building. <br />In granting a special permit for the above mentioned changes, <br />the Board requires that the following conditions must be met <br />by the petitioners. <br />1. Removal of revolving light from roof of building. <br />2. Removal of neon sign and replace with sign conforming <br />to current regulations. <br />3. Conceal trash area with appr6piate fencing <br />
