MODULAR ... TRUCTURES..... INC-'--............------......--- <br />Hearing was held January 6, 1971. Present were Philip A. <br />Rollins, Peter Lawrence, Chairman, and Frank E. Hicks. <br />This is an application for a special permit brought under <br />Mashpee By-laws (Zoning), Section FII (b), by Modular Structures, <br />Inc. Petitioner seeks permission to construct 33 apartment houses <br />buildings containing 240 dwelling units, with tennis courts, swim- <br />ming pools, parking areas, and other amenities. <br />Petitioner was represented by Counsel at the hearing and <br />presented evidence in its own behalf as well. <br />After due consideration, it is the unanimous opinion of the <br />Board of Appeals that the application should be denied, for the <br />following reasons: <br />(1) Petitioner's proposed use involves a parcel of land of <br />about 30 acres abutting Route 28 and has an average depth of <br />about 300 feet. The proposal would, naturally increase the flow <br />of vehicular traffic to and from the highway, so as to increase <br />road hazards in an area already beset with serious traffic <br />problems. <br />(2) Proposed use is substantially trimental to the overall <br />development of the area involved, pa ticular y in terms of <br />increased population density. <br />.... 1095 eoeee a w... am. i.c. <br />
