O'Conell <br />Vote - Unanimous <br />The Board of Appeals hereby grants a Special Permit to Bay Ridge Corpo- <br />ration for the construction of 88 condominium units on 18.5 acres of <br />land situated on Quinaquisset Avenue. ..In issuing this permit, the Board <br />finds that the petitioner has met or exceeded all requirements as set <br />forth in Section 7 of the Zoning By -Laws of 1971. <br />The Permit is granted with the following conditions: <br />1. Construction shall be phased over a 3 year period. <br />Thirty-two (32) units shall be constructed during the <br />first year, twenty-seven (27) the second year, and <br />twenty-nine (29) the third year. <br />2. All amenities; tennis courts, and swimming pool, shall be <br />constructed during the first phase, (year). No building <br />permits will be issued for construction in Phase II (2nd year) <br />until all amenities have been completed. <br />3. The Club House, tennis courts, and swimming pool shall <br />be for the exclusive use of the residents and their <br />guests. <br />4.
