Subject lot has 50 feet frontage on River- <br /> side Road, extends 244 feet in length to Bayview Avenue with <br /> a 50 feet rear lot line. Lot #115 , property of Elizabeth <br /> Hurton abuts'Mr. Colella' s lot on one side and Lot #117 , prop- <br /> erty of Clara Larsen abuts on the other side. <br /> The lot contains two summer cottages , one 12 ' x 12 ' shed <br /> and a pump house. Petitioner has owned this non-conforming <br /> property for ten years. The proposed additions would be <br /> attached to the summer cottage situated closest to Riverside <br /> s I <br /> Road (there is a 40 feet setback) . This dwelling has a non- <br /> conforming 5 feet sideline abutting Lot #117. Petitioner <br /> proposes to construct a 12 ' x 16 ' bedroom at the rear of <br /> existing dwelling with a 7 feet sideline setback from Lot #117. <br /> The other addition would be a 1418" x 18 ' family room on <br /> the side of dwelling abutting Lot 115. The proposal is to <br /> / remove existing sun deck which is approximately 418" wide. <br /> ;( This addition would reduce present sideline setback from 20 feet <br /> to 10 feet. <br /> The Board of Appeals voted unanimously to grant a var - <br /> ance for the two additions as proposed by Petitioner. It is <br /> the Board ' s opinion that granting such variance does not <br /> substantially derogate from the intent of the Zoning By-Laws. <br /> The 10 feet sideline setback abutting Lot #115 is not unrea- <br /> listic when compared with surrounding house lots and Peti'tioner ' s <br />
