TOWN OF MASHPEE <br /> BOARD OF APPEALS <br /> TOWN HALL, MASHPEE, MASSACHUSETTS 02649 <br /> DECISION <br /> RE: Petition of Sidney Kaufman for a Variance Case #V-85-09-059 <br /> v <br /> A Petition was filed by Sidney Kaufman of Framingham, Massach- <br /> usetts for a Variance for permission to vary the maximum percentage <br /> of lot coverage and vary the sideline setback requirements in an <br /> R-2 zoning district on property located on Lot 48, Waterline Drive, <br /> Little Neck Bay, Mashpee, Massachusetts. <br /> Notice was duly given to abutters in accordance with Massach- <br /> usetts General Laws Chapter 40A. Notice was given by publication in <br /> the Falmouth Enterprise , a newspaper of gneeral circulation in the <br /> Town of Mashpee on September 11 , 1985 and September 18, 1985, a copy <br /> of which is attached hereto and made a part hereof. <br /> A public hearing was held on the petition at the Mashpee Town <br /> Hall on Wednesday, September 25, 1985 at 7: 30 p.m, at which time <br /> the following members of the Board of Appeals were present and acting <br />, « throughout : William Hanrahan, Manuel Costa and Michael Makunas. <br /> Mr. Clark requested that the variance be given because 'thisris <br /> a narrow lot and especially the shape of it, its a triangular lot that <br /> runs to the back. There is an overage on the right side where a <br /> corner at a 45 degree angle to the property sticks over the setback <br /> 0, 91 . In addition in back there is a little wall that had been added <br /> ` which is 0. 1 ' over the setback requirements. Mr. Clark said the <br /> amount that is over is minimal. Mr. Hanrahan asked what the total <br /> area of the structure including the deck is in relation to the lot. <br /> Mr. Clark said the lot is 12, 548 square feet, the dwelling as it is <br /> now is 2,616 square feet which is 0. 8% in excess of the 20% lot cover- <br /> age. The deck proposed is 454 square feet, which would make it just a <br /> little over 3, 000 square feet for the dwelling. The deck itself would <br /> comprise 3.6% of the lot itself. <br />
