Trust - SP-90-29 2. <br /> Special Permits were required for each individual use within the complex, <br /> and that the Applicant had complied with this requirement. <br /> Building E, which is to be affixed to Building D, will consist of <br /> 13,058 square feet. Mr. Dunning reported that the project had been <br /> presented to the Design Review Committee, which had approved the plans. <br /> Mr. Dunning demonstrated that the Petitioner's plans satisfied the <br /> requirements of Section 174.31 as to minimum lot size, frontage, <br /> setbacks and lot coverage. The plans presented to the Board indicated <br /> that there are 293 parking spaces for the entire Deer Crossing Marketplace <br /> complex, which exceeds the 276 parking spaces which are required for the <br /> project under the Zoning By-law. Peter Hartel, speaking on behalf of the <br /> Petitioners, indicated that the proposed building would be used for <br /> .office and general retail purposes. The Board was advised that water <br /> would be supplied from the Mashpee Water District, and that the access <br /> to Shellback Way would be opposite the recently approved street on the <br /> north side of Shellback Way. <br /> Further, the Board noted that the long range plan for the site <br /> as proposed by the Town Planner, calls for the conversion of the <br /> existing parking lot driveway to Route 28 to a "right-in, right out" <br /> configuration, in order to ameliorate visibility and safety considerations <br /> at the site, at such time as traffic signalization of the Route 28/ <br /> Shellback Way intersection is in place. The Petitioners indicated that <br /> they anticipated implementing this traffic plan when signalization was <br /> completed. <br /> It was also suggested that the finish coat of asphalt on the <br /> existing parking lot at the Deer Crossing Marketplace complex has <br /> never been completed, as there is only a binder course of pavement <br /> in place at this time. The Petitioners indicated that they anticipated <br /> completing the top course of pavement for the entire Deer Crossing <br /> Marketplace complex. <br /> The Board of Appeals, based on evidence presented by the <br /> Petitioners and their representatives, on testimony of the public hearing, <br /> on its site inspection and on recommendations made by the Town boards <br />
