The board denied this request and ruled that there was no <br /> hardship.At the time of this variance request both immediate <br /> abutters (Mr.White and Mr.Politi ) where in strong opposition to <br /> the size of the addition to the house and the size and location <br /> of the proposed garage.Since the denial of the lot coverage <br /> request ,we have been working very closely with both Mr.Politi and <br /> Mr.White. My client and Mr.White and Mr.Politi have come to a <br /> mutual agreement as to the size of the addition and the size and <br /> location of the proposed garage. The plan presented to the <br /> board, at this time, is a result of several meetings with our <br /> abutters,Mr.Politi and Mr.White. <br /> The existing deck on the rear of the house is to be enclosed and <br /> made part of the living space of the home. A new deck of similar <br /> size is to be added to the rear of the newly enclosed area. Also <br /> a 17 'x 14 'addition is to be added to the front of the house. <br /> The existing house is approximately 37 ' , from it 's closest point , <br /> to the wetland. When the work is completed it will be 25 'from the <br /> wetland. <br /> At present the existing house does not conform to the Towns <br /> minimum 50 ' setback from a wetland. ( it is now 37 ' ) <br /> The proposed deck,when added,will be 25 ' from the wetland. <br /> This change should proposed no detriment to the neighborhood <br /> because it is not visible from the street . <br />
