Mashpee Design Review Committee <br /> Tuesday, September 20, 2016 <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Committee Members Present: Joseph Cummings, and William Blaisdell <br /> (substituting for Jonathan Forbush). <br /> Absent: Michael Mendoza. <br /> Joseph Cummings called the meeting to order at 8:31 a.m. <br /> Southworth Mashpee Properties, LLC <br /> Willowbend Country Club <br /> Engineer– Baxter Nye Engineering & Surveying <br /> Representative – Matthew Eddy <br /> Request – Modifications to Units #64, #62, and #46 <br /> Unit #64 location slide back– Units #62 and #46 <br /> Changed to 2 unit buildings – 12 space parking lot <br /> Location ad'usted <br /> Matt Eddy appeared and said the Special Permit for the project was originally <br /> approved in 2013. He said the units shown today were already approved but that <br /> was for 4 condo units in each of the 2 buildings. Now Applicant wants to <br /> construct these 2 units as townhomes, rather than condos. Mr. Eddy said the <br /> result is there will now be a total of 36 units rather than 40 units originally <br /> proposed in the project. He said the elevation will be a little smaller. <br /> Matt Eddy explained the 6-unit condo building will be moved back about 12 feet <br /> to give more clearance away from the golf fairway. <br /> Parking...Mr. Eddy said townhomes have their own driveway and garage and <br /> also have a golf cart garage. No additional handicap parking spaces needed— <br /> driveways/garages to accommodate that for the townhomes. <br /> Joseph Cummings asked about provisions for visitor parking. Matt Eddy <br /> responded that over-all parking accounts for that plus driveways and <br /> proposed/current parking garages. Matt noted that zoning requires 92 parking <br /> spaces; they have 98 spaces with garages and driveways. <br /> CONCLUSION: William Blaisdell motioned that Design Review approve the <br /> Southworth Mashpee Properties, LLL, Willowbend Country Club, Baxter Nye <br /> Engineering & Surveying request for modifications to Units #64, #62, & #46; Unit <br /> #64 location slide back; Units #62 and #46 changed to 2 unit buildings; and 12 <br /> space parking lot location adjusted. Joseph Cummings seconded this motion; <br /> and it was unanimously passed by Design Review. <br />
