NOI <br /> lk <br /> The chairman recognized Michael Grotske who provided plans <br /> entitled, "The Bluff at New Seabur " for review of the lots. <br /> References were being rade to the driveway area, the existing <br /> cottage, seaward limit of development, septic system, water main <br /> and setback distances. <br /> i <br /> There was review of the planting plan. Mr. Sherman stated <br /> he had requested consideration of enhancement of the lawn area. <br /> The chairman .inquired as to whether or not the Conservation <br /> Commission had imposed a stipulation on the original plans <br /> regarding proposed house sizes. Mr, trots a made reference to <br /> the previously approved footprints. <br /> At this point, Mr. Sherman advised the commission of a <br /> letter of objection which he received from David Foley. It was <br /> determined that Mr. Foley was not present . <br /> The Chairman recognized each of the following' members of the <br /> public for comment : <br /> John Himmel, Mashpee resident, commented that forty-eight <br /> percent of the lot is coastal bank, twenty-eight <br /> percent is buffer zone, forty-four percent is unrestricted <br /> under Massachusetts Regulations Chap. 172-fifty o ft. ) foot <br /> setback. one hundred loo percent of the lot is restricted <br /> under State Regulation 310 CMR-one kindred 100 ft. ) foot <br /> setback. <br /> Mr. Sherman clarified there are no restrictions. 'there is a <br /> one hundred 10 ft . foot jurisdictional. setback, which means a <br /> permit is required. <br /> Mr. Himmel asked if the septic system design had been <br /> accepted by the Board of Health. <br /> Mr. Sherman responded "Yes. 11 Lot #23 has been limited to <br /> three bedrooms with the requirement for future connection with <br /> the treatment plant . <br /> Mr. Himmel further inquired as to whether or not any studies <br /> have been made with reference to possible effects to Deans Pond; <br /> as well as to wildlife in the area. <br /> Mr. Sherman responded that groundwater flow maps indicate <br /> groundwater flow to the ocean.
