c <br /> • DHCD has not yet been released as budget guidelines. Per information I've received at <br /> the SMEDA meeting, guidelines are expected within the next month so hopefully we can <br /> do our budget at our October meeting. It is also expected that there will be new <br /> guidelines for board members with regards to receiving specific reporting and signing- <br /> off on financial statements, and all line-items are expected to be level-funded with the <br /> exception of a % increase to administrative salaries. <br /> 0 DHCD has notified me that they will be conducted four random inspections of our units <br /> (3 at Homeyer Village and 1 at Breezy Acres)on Tuesday, September 30, 2003. Notices <br /> have all been seat to the residents and I will accompany the inspectors. <br /> s I ashpee tillage has a new Property Manager, Larry Johnson. I have met with Mr. <br /> Johnson and we have established a very good working relationship thus far. I will <br /> continue to work closely with hirer to help as much as I can during this transition period. <br /> • We have had a problem this past month with someone'Jimmying"the logs on the <br /> laundry machines and taking some of the quarters I noticed the coin bones were lower <br /> than usual when I went to collect the money for deposit). I instructed Dexter to install <br /> a secondary locking mechanism on the machines and he has. We have not had any <br /> problems since. <br /> 0 I plan on having a resident meeting early net month to review and explain the budget <br /> process with therm. I will also ask for any suggestions for the corning months with <br /> regards to maintenance/upkeep/repairs (keeping in mind that budgets are expected to <br /> be level funded). <br /> FYI: I was re-elected as the Secretary for SMEDA for another -year term. <br /> • I have conducted Dexter's first evaluation, as his --month probationary period is over. <br /> He got a very good review and he seers to be working out very well. <br /> Mr. Homeyer asked whether the board was to take any action regarding Dexter or if Mrs. <br /> Botsford was in charge of the employment issues. Mrs. Botsford stated that the board was not <br /> to take action and clarified that she is responsible for employment hiring, firing and reviews. <br /> Mr. Homeyer asked why they then needed to know this. Mrs. Botsford responded that it is just <br /> because she likes to Deep the board informed. <br /> OLD BUSINESS: None <br /> NEW BUSINESS: <br /> A��o of new Regulati ons: 1rs. Botsford reviewed the changes to state regulations 760CMR <br /> 5.00 (Eligibility and Selection criteria) and 760 CMR 6.00 (occupancy Standards and Tenant <br /> Participation for Mate-Aided Housing) as stated in Public Housing Notice oo - . She explained <br /> the impact on tenant rents and there was a brief discussion regarding the changes. A motion <br /> was rade by Mr, Halpern and seconded by Mr. Peoples to adopt the new regulations <br /> ,soo (Eligibility and Selection Criteria)and 760 CMR 6.00 (Occupancy standards and <br /> Tenant Participation for State-Aided Housing). Mr. Homeyer op f The motion <br /> was adopted. <br /> Adoption new Rent Collection Polio Mrs. Botsford explained that, due to the changes in 760 <br /> CMR .00, it was necessary to update the housing authority's Fent collection Policy to <br /> correspond with the new regulation. She noted that she had provided a draft Rent Collection <br /> Policy to the board. A motion was made by Mr. Halpern and seconded by Mr. Homeyer <br /> to adopt the new Rent Collection Policy as drafted. The notion was adopted. <br /> OTHER BUSINESS: None <br /> Page 2 of 4 <br />
