lie MASHPEE PLANNING DEPARTMENT
Prepared for the meeting of April 17, 2018
Seeking a Certificate of Non-Applicability
Project location
NO
Note: Proposed location at the rear corner of the structure generally indicated by the above arrow
Applicant: Abdul Hafeez Mian, Owner, Mashpee Country Store
Subject Property: 387 Main Street, Mashpee,,MA 02649 (Map 36, Lot 13)
Zoning: C-2
Context and Analysis of Proposal
The applicant is seeking a Certificate of Non-Applicability. For the Commission's consideration is the addition of an
exposed covered storage area at the rear of the building. The applicant demonstrates that this exterior construction will
not be visible from any public street, public way, public park or public body of water.
The proposed structure is an attached wood framed extension of the rear exterior wall and resembles a pergola in form.
The structure will be covered with roofing material consistent with the existing structure. Exterior walls will be fully
exposed bearing no notable impact on sight lines from abutting properties. The intended use for this addition it to
provide protection to landscaping/snow removal equipment from the elements and allow for more efficient cleanup
after inclement weather, specifically accumulating snow fall.
The applicant began construction unaware of the requirements set forth by the Historic District Commission but was
cooperative and immediately sought to remedy the situation after meeting with the Building Official and the Town
Planner. No further work has taken place since we notified the applicant of the need to seek approval of plans by the
Commission.A site visit by the Town Planner confirmed that this project is completely hidden from the public right of
way and will bear no impact on the architectural integrity of the Historic District (see attachments) and recommend the
Commission look favorably upon this application for a Certificate of Non-Applicability.
EVAN LEHRER I TOWN PLANNER PREPARED APRIL 10, 2018
