Although putting 21 acres of land in Section 5 of New Seabury under <br /> Conservation restriction may, in the near term, lessen its value and <br /> consequently the real estate tax revenue collected by the town, the <br /> Conservation restriction is a necessary (court ordered) prerequisite to <br /> development in Section 5. Current development plans for Section 5 call for <br /> Zoo residential units, 10,000 SF of commercial space, and additional <br /> recreational facilities including a fitness center and community pool. Based <br /> ori an average residential valuation o $500,000, the developed value of <br /> Section 5 at full build out is expected to exceed 100,000,000. Since New <br /> r <br /> Seabury is predominantly a seasonal community with private roadways and <br /> many private services, the development of Section 5 will produce few school- <br /> age children and require little by way of municipal services. Thus, the <br /> development of Section 5 can be expected to yield a substantial fiscal benefit <br /> to the town of Mashpee. <br /> It should be noted that the assessed value of the 2 -acre Witch Pond parcel, <br /> $84,300 ,000 per acre), recognizes that the parcel is largely wetlands and <br /> has no developmentvalue. Thus, its conveyance to orenda is not expected to <br /> significantly affect its valuation nor adversely'affect the ton's revenues. <br /> . All of Section ' is privately owned, although there is a walking. path that <br /> roughly eircumnavigates Section 5. This path is maintained by the New <br /> Seabury Peninsula Council and is used regularly by residents. <br />
