Three -Year Plan and Outlook... <br />• Planned Production requirements are 42 units per year, but may not be punished if you don't meet <br />but are working towards the target. <br />• Last year about 35 permits were issued; 8 were affordable. <br />• If project is all apartments, then all count towards Ch. 40B Inventory; Eric would research if all <br />apartments count toward the Planned Production requirement. <br />• Suggestion: Think about using what we already have before we build out more. <br />• October -2003 new By -Law to take old in-law apartments and let them rent out at reasonable rate, as <br />long as owner lives at the residence. <br />New Business <br />Audience comment ... Mark Lopez asked what information, if any, is available on "co -housing"? He has 2 <br />daughters and he owns 6-1/2 acres of land but he said he can't subdivide the property to build homes for his <br />family because he doesn't have paved frontage needed to sub -divide. Mr. Lopez spoke with Tom Fudala <br />and "co -housing" was in the old Comprehensive Plan, but this was never adopted as a By -Law. The <br />Committee suggested Mr. Lopez approach ZBA with his situation. <br />Old Business <br />Eric spoke with Steve Giatrelis... Steve will come back when he has info. <br />Presentation Preparation Questionnaire... Drafted by Deborah and distributed to Committee for review <br />and discussion. Key items noted: <br />• .Louise asked: What guarantees are there that affordable units remain affordable? Response: Deed <br />restriction does that. <br />• Jaime mentioned that Lori at ZBA also has a list of questions from that group. He suggested <br />looking at other lists (for example, other Boards, State agencies, etc.) and possibly coordinating into <br />this questionnaire. <br />• Will local residence be given preference? 70% goal. They should explain "residence requirement" <br />as part of the questionnaire. <br />• Ask about "Open Space" (Green Space) they'll be providing. <br />Ask: Are you prepared to present a traffic mitigation plan to appropriate Boards? Also same <br />request insofar as Wastewater, Schools, etc. <br />• Provide listing of other projects done, as well as references. <br />2 <br />
