The Site is <br /> bounded by Falmouth Road to the south,by wags Road to the east,by Seaworthy Marine a marine <br /> engine repair shop)to the north and undeveloped property to the west(Figure 1). The site is located <br /> within Floud Zone C as shown on the FEMA Flood Insurance Rate Map for Mashpee,Massachusetts <br /> Community Panel lumber 250009 0006 E(Figure 2). Zone C is defined as areas of rmnirnal flood <br /> hazard. <br /> The Site is currently occupied by Johnny's Tune and Lube,an automotive.repair shop with.three <br /> service bays,three fuel pumps 'With canopy,underground storage tants totaling 23,0+00 gallons,and <br /> associated parking areas and drive aisles. 'Under existing conditions stormwater runoff flows via. <br /> sheet flow into four deep sump catch basins located in the southern portion of the site along-_ <br /> Falmouth Road and then into four stormwater leaching chambers. All runoff from the canapy is <br /> collected by roof drains and discharged to a fifth stormwater leaching chamber. According to <br /> existing site pian the leaching chambers-measure six feet in diameter,sic feet in depth and are <br /> surrounded by five feet of stone. The existing soils found on Site are classified as Carver coarse sand <br /> and Carver loamy course sand. A detailed IRS soils map and report-is included as Figure 3. <br /> Prior to redevelopment the thx e existing fuel pumps and existing fuel canopy will be demolished <br /> and the existing fuel tams will be removed: The existing building housing the three service bays <br /> and associated office space will remain and stag in operation after redevelopment. The proposed <br /> redevelopment of the site will include the construction of a four pump linear fuel facility, . <br /> including a 2,190 square foot canopy,a suety 0 square foot attendan s kiosk,two underground <br /> storage tars totaling 40,000 gallons,and associated parking and drive aisles. <br /> The`propo ed redevelopment of the site will stain existing grading pattens to the maximum <br /> extent possible. The four a isting deep sump catch basins located in the southern portion of the site <br /> will S611 collect runoff from the site and discharge to stormwater leaching chambers. Runoff from <br /> the new canopy will be discharge to the same leaching chamber as the,existing canopy currently <br /> does.
