Recommend the following change. <br /> Proposed: Change F (2) from PR in all districts to PR/SP in R-3 and R-S <br /> Reason: By getting a Special Permit, the ZBA can put conditions which Plan <br /> Review is only an advisory committee. <br /> • Gross Floor Area <br /> Definition <br /> The gross floor area is the total floor area(measured in square feet or meters)of all <br /> floors in the building that you would like considered in your valuation. This would <br /> include stairwells and elevator shafts, but would not include areas such as basements <br /> and mezzanines. A one-story building with exterior wall dimensions of 100' x 100' . <br /> would have a gross floor area of 10,000 square feet. If that same building was three- <br /> stories, the gross floor area would be 30,000 square deet. If the first two stories were <br /> 10,000 square feet each and the third.floor was 5,000 square feet, then the gross floor <br /> area would be 25,000 square feet. <br /> Other items -to discuss: <br /> « Seasonal Signs <br /> • Tear down rebuilds <br /> §174-17.1 Tear Down and Rebuild: <br /> No pre-existing non-conforming single family home shad be torn down and <br /> rebuilt on any lot unless there is an issuance of a Special Permit from the <br /> Zoning Board of Appeals. Such a Special Permit maybe granted only if the <br /> special permit granting authority finds that the rebuilding of the pry-existing <br /> non-conforming single family home isnot substantially more detrimental or <br /> more nonconforming than it exists today. <br /> . • Adding onto a nonconforming structure <br />
