HOST CONIl1RUWTY AGREEMENT FOR THE SITING OF A MARIJUANA ESTABLISHMENT IN THE TOWN OF MASBPEE This Host Community Agreement (the "Agreement") entered into this day of February 2019 by and between the Town of Mashpee, acting by and through its Town Manager,with a principal address of 16 Great Neck Road North, Mashpee, Massachusetts 02649 (hereinafter the "Town") and CCC Mashpee Holdings, LLC, a Massachusetts limited liability company with a principal office address of 101 Arch Street, 8"` Floor, Boston,Massachusetts 02110 (hereinafter"Company"). WHEREAS, Company wishes to locate a licensed Marijuana Establishment, more specifically a retail store for the sale of Recreational Cannabis, in the Town at 77 Echo Road(hereinafter the"Establishment") in accordance with Chapter 55 of the Acts of 2017 (the "Act"), and such approvals as may be issued by the Town in accordance with its Zoning Bylaw and other applicable regulations, as may be amended; WHEREAS,the Company, in addition to entering into this Agreement with the Town, is seeking a letter of support/non-opposition from the Town regarding the Company's State application for the Recreational Cannabis Retail license; WHEREAS, the lot located at 77 Echo Road has already been secured by the Company with a signed purchase agreement and required deposits paid; WHEREAS, the Company, notwithstanding any exempt status, intends to pay all local taxes attributable to its operation, including sales taxes and real estate taxes on the space within which the Establishment is located; WHEREAS, the Company desires to be a responsible corporate citizen and contributing member of the business community of the.Town,-and intends to provide certain benefits to the Town over and above typical economic development benefits attributable with similar new manufacturing,retail and agricultural concerns located in the Town; WHEREAS, the Company intends to provide priority for new employment opportunities the Company will create to Mashpee residents as allowed by applicable laws and integrate local police in all security details and protocols; WHEREAS, The Company intends to make certain payments to the Town to address direct and secondary impacts of the Company's operations within the Town pursuant to applicable Massachusetts law and the Cannabis Control Commission (hereinafter the "CCC") regulations in the event it receives all required permits and approvals to operate the Establishment;
