4 <br /> { <br /> Cape Cod Commission-No meeting but there will be a meeting next Thursday to review <br /> the Regional Policyr: <br /> Discussion of Planning Board Review of Town Road Takings—Proposed <br /> Selectmen's Policy-Mr. Fudala indicated that he still had questions about the draft. There was <br /> consensus to wait for the Chair's return. Mr. Rowley recommended a plan size of 1l"'x3 6"' to <br /> establish a. standard. Mr. Fudala stated that layouts had been 24"'x36" in Mashp ee over the last <br /> 40 years. The Chair received the most recent draft. <br /> Building Commissioner Proposed Amendment of Zoning Section 174-25.A,(9)-Mr. <br /> Fudala summarized the history of the RV bylaw, According to the Building Inspector, no one <br /> had applied for a.permit to store travel or camping trailers. Tt was unclear why the bylaw was <br /> initially established. Mh Fudala will inquire with former Planning Board member Dick Terry. <br /> There was discussion about the proposal to modify the language to allow one travel trailer <br /> storage, by right. <br /> Jacques Morin suggested zoning amendments re: lot coverage allowed on lots 10 <br /> sq. fte <br /> and under-Over 10,000 square feet, not in a subdivision would limit building coverage to 0% <br /> and less than 10,000 square feet would limit building coverage to 5%. This would save work <br /> for the ZBA. Mr. Morin suggested that it would make sense for existing homes to allow for <br /> additions such as a shed or handicap ramp. The original ordinance was a blanket across all lots. <br /> Lots would still require the same setbacks, Mr. f ooharian and Mr. Balzarini were in agreement. <br /> W. Cummings inquired about the smallest buildable lot in.Mashpee and Mr. Fudala res onded <br /> that the former campground sites in the Popponessett area were 2,025 square feet. <br /> MOTION: Mr. Balzarini made a motion to submit the Article. Mr. Cummings seconded <br /> the motion. All voted unanimously. <br /> Town Planner suggested zoning amendment re: car wash allowed in C-2 and 1-1 <br /> zones <br /> Chairman's report on Planning Department funding-Mr. Fudala reported that <br /> car- ashes were allowed only in the -1 commercial area, not in the industrial zone for which <br /> Mr. Fudala had received an inquiry. Mr. Fudala felt that C-2, a. strip along route 151 withg as <br /> stations and Botello's on route 28, could be locations where a car wasp would fit in and Mr. <br /> Fudala suggested the zoning amendment. A mote had also been added that car washes could not <br /> be placed in the Mashpee overlay area or groundwater overlay district. Car washes today were <br /> considered more environmentally friendly, <br /> MOTION: Mr. Balzarrini made a motion to sponsor the Article for car washes in C-2 and <br /> I-1 zones. Mr. Cummings seconded the motion. All voted unanimously. <br /> CORRESPONDENCE <br /> -Town Manager Fetter Regarding Planning DepartmentStaffing-The 'Town Manager offered to <br /> attend a Planning Board meeting to discuss the issue further. Mr. Fudala clarified from the letter <br /> that there had not been funding set aside for a part time Assistant Town planner. fir. Fudala <br /> selected a candidate for the part time Administrative Assistant position. lir. Fudala planned to <br /> retire January 2018. <br /> 4 <br />
