E. There shall be no residential structures allowed within the site permitted for development
<br /> under this section except for one (1) residence for an on-site caretaker. Should other
<br /> residences be proposed, they shall be located on a separate parcel or parcels,which may
<br /> be integrated within the golf course project boundaries, and be subject to the provisions
<br /> of this bylaw applicable to residential developments.
<br /> F. No building constructed on the site shall be located within two hundred(200')feet of the
<br /> exterior boundary line of the site. Such use is subject to the provisions of§174-27,except
<br /> that the required number of test wells shall be two (2)per twenty(20)acres of site area
<br /> unless the Board of Health recommends, and the Planning Board approves, a reduced
<br /> number of wells. No runoff from any golf course or related facilities may be directly
<br /> discharged into any stream,water body or wetland,including cranberry bogs and vernal
<br /> pools. In addition,any application for approval of such use shall include a Golf Course
<br /> Management Plan including fertilizer, pesticide and herbicide types and application
<br /> rates,groundwater withdrawals for irrigation and other management practices related to
<br /> ,the golf course and associated facilities and their potential impact on water resources,
<br /> wildlife and the health and safety of abutters and of users of the course.

<br /> §174-48 Design Review Committee:
<br /> A. A Design Review Committee shall be established to advise the Building Inspector,
<br /> Planning Board and Board of Appeals on matters of architectural and design concerns in
<br /> the review of applications for Special Permits and sign permits in the R-5,R-3,C-2,I-1,
<br /> C-1,and C-3 Zoning Districts. "Architectural and design concern"shall include,but not
<br /> be limited to site planning, building placement, building size, design compatibility,
<br /> exterior appearance, construction materials and finishes, parking and roadways,
<br /> landscaping and site grading,building entrance and exit placement and signs.

<br /> B. The Design Review Committee will sit with the Planning Board and Board of Appeals
<br /> in any public meetings dealing with development proposals in the R-5,R-3,C-2,I-1,C-
<br /> 1, C-1-SV Incentive and C-1-0 Incentive Zoning Districts. The Design Review
<br /> Committee may call special meetings of its own to review applications. Findings of the
<br /> Design Review Committee shall be advisory to the Planning Board and Board of
<br /> Appeals. Full power for granting or denial of applications for Special Permits shall
<br /> remain with these Boards.

<br /> C. Membership of the Design Review Committee shall consist of four(4)persons,one (1)
<br /> each from the Planning Boar and Boar o ppeals and two (2) members to be
<br /> appointed by the Board of Selectmen. The Planning Board member shall be appointed
<br /> by the Planning Board Chairman, and the Board o ppea s member shall be appoin d
<br /> by the Chairman of the Board of Appeals. In addition, the Chairman of the Planning
<br /> Board and Board of Appeals, respectively, may appoint any number of alternate
<br /> members from their Board, who may be designated by the Chairman to replace the
<br /> regular member when the regular member is unable to attend a meeting of the committee.
<br /> One (1) of the two (2) members appointed by the Board of Selectmen shall be an
<br /> architect, landscape architect or civil engineer. In the event that no such person is
<br /> available,the Design Review Committee may retain,with prior approval of the Board of
<br /> Selectmen,the services of an architect,landscape architect or civil engineer.
