Brennan Page: 270 <br /> 3 8 Fiddler Crab Lane <br /> (Map 105 Parcel 102) <br /> Mashpee, MA 02649 <br /> A Petition was filed on April 10,2019 by Owners,John J. and Catharine J.Brennan <br /> requesting a Variance under §174-33 of the Zoning Bylaws to allow for an extension of a <br /> pre-existing, non-conforming structure situated within the wetlands resource area on <br /> property located in an R-3 Zoning District, at 38 Fiddler Crab Lane, Map 105 Parcel 102, <br /> Mashpee, MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on April 19, 2019 and April 26, 2019 a copy <br /> of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §10 and the Town of Mashpee <br /> Zoning By-laws. <br /> Public Hearings were held on the Petition at the Mashpee Town Hall on <br /> Wednesday, May 8, 2019 at which time the following members of the Board of Appeals <br /> were present and acting throughout;Chairman,Jonathan Furbush,Vice Chairman,William <br /> Blaisdell, Board Members, Scott Goldstein, Norman J. Gould, and Associate Member, <br /> Sharon Sangeleer. <br /> Attorney, Doug Errico represented the Brennan's for their building project. Also <br /> present was Denise Bonoli, Architect. He provided the Board with a site plan depicting the <br /> scope of the project. The home is located on Fiddler Crab Lane which is a dead-end street <br /> of a cul-de-sac. The lot itself is pie shaped,with narrow frontage,and is a pre-existing non- <br /> conforming home. The frontage on the cul-de-sac is approximately 34 ft., and fans out in <br /> the rear sloping toward the salt marsh of Ockway Bay. The home itself is long and narrow, <br /> and is a one story Cape style with a lower level walk-out. The proposed project will consist <br /> of a modest remodel with very minor changes to the footprint. The rear deck will be <br /> extended,enclosed,and will be cantilevered beyond the back edge of the existing deck and <br /> will extend about a 1.5 ft. The west end of the home will be a remodel and a second-story <br /> addition of that portion. There will also be a second story added on the east. The portion in <br /> the front will become a powder room with a closet and loft area above. <br /> 1 <br />
