Minutes of Meeting of <br /> Mashpee Plan Review Committee <br /> Held Tuesday, Tuesday, June 4, 2019. <br /> Mashpee Town Hall Waquoit Meeting Room <br /> Scott Carline, seconded. All were in favor. <br /> Other Business; <br /> Attorney, Kevin Kirrane provided a site plan of 413 Nathan Ellis Highway that used to have <br /> a restaurant on the property. He said the proposal will require several variances from the <br /> ZBA that are largely setback requirements as it abuts a residential zone. There's a 50 ft. <br /> setback on the side, a 75 ft. setback from Ninigret, and a 25 ft. setback from Nathan Ellis <br /> Hwy. There's also a paper road that goes through within the lot that was never built, which <br /> will also require setback relief. There will be landscape requirements along Rte. 151. It will. <br /> be a difficult lot to develop without relief from ZBA. The proposal use would be a dollar <br /> store. He asked for some comments from the committee. <br /> Catherine mentioned that there will be'a bike path along Rte. 151. She said that DPW will <br /> be using all of the right of way. <br /> Glen mentioned that the building looks large and may require a septic upgrade. Glen asked <br /> about the original setback relief for the septic. He said he would have to see the plans, and <br /> would require an inspection.There's ground water problems in that area, and may not pass <br /> inspection. <br /> Kevin said that there needs to be fire truck access both ways. The parcel is approximately <br /> 60,000 sq. ft. <br /> Evan said he spoke with Kevin and mentioned there's very limited opportunity on this site. <br /> He said that it's a large building, and suggested to make it smaller and maybe shift the <br /> building. A smaller building would be more adequate. There doesn't seem to be a lot of <br /> options because of the,building size, <br /> Tom said that he heard it would be difficult to get onto Rte. 151. <br /> Kevin thanked the committee for their time. <br /> Approve May 21, 2019 Meeting Minutes <br /> Glen made a motion to approve the Meeting Minutes dated May 21, 2019. Evan seconded. <br /> All were in favor. <br /> Charlie motioned to adjourn. Glen so moved to adjourn. Evan seconded.
