Minutes of Meeting of <br /> Design Review Committee <br /> Held Tuesday, July 16, 2019 <br /> Joe Cummings asked about the signage on the building. Attorney Kirrane <br /> said- that the applicant will return to the Design Review Committee with an <br /> application. Charlie said that the.applicant can apply to the ZBA for the <br /> signage. <br /> Joe Callahan asked about the traffic flow. Attorney Kirrane said that will be <br /> discussed at Plan Review, and the ZBA. He said; given the limitations of the <br /> site, he doesn't beget trucks for delivery completely around the building <br /> which is the reason for the second access. <br /> Miles asked if it would be possible to move the building closer to the street <br /> and have the parking in the back. Attorney Kirrane said that the Zoning <br /> Bylaw requires the setback to be 75 ft. off the 'street. The setback will be <br /> 76.3 ft. from the street. He said it's the preference to the Town's perspective; <br /> do they want the building sitting on the street with parking to the rear, or <br /> building setback from the street with parking in front. <br /> Miles asked what dictated the footprint of this building. Attorney Kirrane said <br /> that the tenant and economics would dictate the size of the building, and if <br /> the building is turned it will be closer to the street.Attorney Kirrane said that <br /> the tenant requires a certain size building because this is a nationwide <br /> franchise operation and has certain requirements of these buildings. Miles <br /> asked what the minimum size buildings are. Attorney Kirrane did not know. <br /> Bill Blaisdell asked the lot percentage with the building. Attorney Kirrane <br /> said it is 19.6% of the lot, and the lot coverage is 20%. <br /> Miles asked about the elevations, design, and the overall context of the <br /> street scape. He asked what the design esthetics of the building were driven <br /> from. Doug said that the esthetics were driven by the tenant's proprietary <br /> look. Miles would like to see the architecture of the building evoke an old <br /> "Cape Cod" vernacular. He would like to see a new design that embraces <br /> the materiality, proportion, size, and height. He didn't want to specify the <br /> material but suggested that the applicant do the research, and look at other <br /> effective design criteria. Attorney Kirrane said that there are currently a <br /> variety of different style buildings along Rte. 151, especially the Andy's <br /> Market, and Mashpee Commons LL Bean Store. <br /> Miles said he wants to see the older "Cape style" buildings, similar to what <br /> Mashpee Commons has along the front area. Doug wanted to make sure <br /> he understood the comments of scalability, esthetics, and the style of the <br /> building. <br /> 4 <br />
