Mashpee Planning Board <br /> August 21, 1985 <br /> Page 2 <br /> - Concerning the detail sheet: rather than just 6' of loam, loam and <br /> seed should be indicated. The depth should be shown from the finished <br /> surface to the water main, which should be at least 41g', and to the <br /> gas, normally 2-2'k'. <br /> - Mortar or concrete should be used in rip rap. <br /> - A detail or catalog cut on the type of PVC pipe they propose to use <br /> is to be submitted. The applicant explained that there would be no <br /> connections between two different kinds of pipe. <br /> - Specifications on the thickness of manhol%-: bodies and bedding material <br /> are to be submitted. Concerning the calculation of storm drainage <br /> as relates to the culverts under the proposed road, in those areas <br /> naturally draining water must be allowed from one side of. the. road to. <br /> the other. All calculations have been done according to existing con- <br /> ditions. If nearby proposed cluster developments are built, the pro- <br /> posed pipes must be large enough to handle the additional water drainage <br /> due to the increase of impervious surfaces caused by the building of <br /> roads and buildings. <br /> Ton Pudala stated that Simons Road and Quaker Run are old town roads and <br /> should be shown as public roads on the plan. Mr. Dubin agreed that some- <br /> thing should be on the plan showing what they are. <br /> Mr. Dubin asked to close the public hearing at this point. He noted <br /> that visions must be made and reviewed with Mr, Rowley prior to a vote. <br /> It was re-scheduled for September 4. <br /> 2. Public hearing on Leisure Living Development Corporation's request for <br /> Definitive Plan approval cif, a 46 lot cluster subdivision at Red Brook <br /> and Monomoscoy Roads* <br /> When the Preliminary Plan was presented to the Zoning Board of Appeals <br /> there were 49 lots shown. The number has since been reduced to 46 to <br /> allow for additional frontage for lots on the perimeter and to increase <br /> overall sizes of the lots. The Zoning Board of Appeals issued a special <br /> permit for the construction of 46 lots in a cluster-zoned subdivision <br /> and found that all requirements of Section 9.4 of the Zoning By-Laws <br /> had been met. <br /> The applicant went '.on to say that under the formula provided by the <br /> Zoning By-Laws of the Town, the maximum number of lots that can be <br /> constructed on this parcel, persuant to a cluster formula, is 52. In <br /> addition there are some 5.26 acres of open space in the center of the <br /> subdivision and additional open space in the NE corner of the subdivision, <br /> along Red Brook Road and in one of the eliminated lots. Every lot <br /> except Lot #1 abuts open space. There is a scheme providing for common <br /> driveways for ibts fronting Mcnomoscoy Road and a turn-around for each <br /> driveway so there will be a buffer zone all along Red Brook, leaving no <br /> access to Red Brook. The lots on the corners will have access from the <br /> interiors of the subdivision. He felt that all requirements of the <br />
