(C) At the option of Landlord, however, Landlord's cause of action under this <br /> section shall accrue when a new tenancy or lease term first commences <br /> subsequent to a. termination under this lease, in which event Landlord's <br /> damages shall be limited to any and all damages sustained by him prior to <br /> said new tenancy or lease date. <br /> Landlord shall also be entitled to any and all other remedies provided by law. All rights <br /> and remedies are to be cumulative and not exclusive. <br /> 30. RIGHT TO EXTEND THE LEASE <br /> Tenant shall have the option to extend the lease for consecutive one-year terms (limited <br /> to no more than three such extensions) provided they have abided by the terms of the <br /> Lease without an occurrence of default. The Tenant will be deemed to have elected such <br /> right to extend the lease if it has notified the Landlord, in writing, by U.S. certified mail, <br /> return receipt requested, postage prepaid, addressed to the Landlord on or before <br /> December 15 of the year the current term is set to expire. The extensions of the lease <br /> shall be upon the following terms and conditions: <br /> (A) The first extension of the lease shall begin on April 15, 2021 and end on <br /> October 31, 2021 upon the same terms, covenants and conditions set forth <br /> 0 <br /> in this lease. Notice of election. to extend the lease must be given to the <br /> Landlord in the manner set forth above on or before December 15 2020; <br /> (B) The second extension of the lease shall begin on April 15, 2022 and end <br /> on October 31, 2022 upon the same terms, covenants and conditions set <br /> forth in this lease. Notice of election to extend the lease must be given to <br /> the Landlord in the manner set forth above on or before December 15, <br /> 2021-9 <br /> (C) The third extension of the lease shall begin on April 15, 2023 and end on <br /> October 31 2023 upon the same terms, covenants and conditions ions set forth <br /> in this lease. Notice of election to extend the lease must be given to the <br /> Landlord in the manner set forth above on or before December 15, 2022. <br /> 31. "SURRENDER <br /> Upon the termination of this lease, Tenant shall deliver up the leased Premises in good <br /> order and condition, as the same were in at the commencement of the Term, reasonable <br /> wear and tear and damage by fire and other unavoidable casualty only excepted. Neither <br /> the vacating of the leased. Premises by Tenant, nor the delivery of keys to Landlord shall <br /> be, deemed a surrender or an acceptance of surrender of the leased Premises, unless so <br /> stipulated in writing by Landlord. <br /> 13 <br />
