av1 <br /> 1 <br /> i <br /> 88 <br /> 9.34 Phasing—The Board of Appeals shall determine the <br /> phasing of the construction of multi-family units, com- <br /> munity building and recreational facilities so as to render <br /> the construction of the development in an orderly fashion <br /> and to protect the individual lot owners within the devel- <br /> opment. Building permits for construction shall be grant- <br /> ed only in accordance with such phasing schedule. The <br /> project phasing schedule may be amended by the Board <br />'! of Appeals to a less stringent in cases where the Board <br /> of Appeals finds that the individual lot owners are ade- <br /> quately protected. <br /> 9.35 SPACE REQUIREMENT <br /> 9.351 No single family or accessory use structure shall be <br /> built closer to the street line, sideline, or rear line than <br />'I the minimum requirement of the underlying zoning dis- <br /> trict and no multi-family structure shall be built closer <br /> to the street line, sideline, or rear line than fifty (50) <br /> feet; 2 separate parking spaces shall be provided for each <br /> multi-family dwelling unit. <br /> 9.352 A buffer strip of land equal in width to the front <br /> yard requirement of the underlying zoning district shall <br /> z be created along the entire perimeter of the tract, the <br /> { buffer strip shall be considered part of the permanent <br /> open space. The buffer strip shall be retained in its nat- <br /> ural state or landscaped if in the opinion of the Board <br /> of Appeals it is necessary to protect privacy of adjoining <br /> land owners and shall not be used for parking or orga- <br /> nized recreational activities. The Planning Board may re- <br /> quire a buffer strip in excess of the minimum require <br /> u ment depending on the use of adjoining land. <br /> 9.36 'C'OMMON OPEN SPACE <br /> 9.361 The common open space shall be a defined area of <br /> land shown on the definitive development plan containing <br /> ' not less than thirty (30976) per cent of the total land area <br /> I <br /> and shall be designed and maintained in accordance with <br /> the following standards: <br /> 9.3611 Naturally existing woods, meadow and marshland <br /> shall be maintained and,improved by customary good con- <br /> servation practices... <br /> 9.3612 In cases where the land is scarred or barren, it <br /> shall be improved to grow back to the natural state of the <br /> surrounding countryside. <br /> 9.3613 It shall be planned in large units of land, continu- <br /> ous wherever possible, and shall be accessible to the open <br />
