An article submitted by the Planning Board and Zoning Board of Appeals which would <br /> amend Section 174-25.1, Subsection 2 and Footnote 21 of the Section 174-31 Land Space <br /> Requirements Table to allow motels, hotels, hospitals, infirmaries, nursing homes, <br /> convalescent homes, congregate care or assisted living facilities and similar uses authorized <br /> by Planning Board special permit under the provisions of Section 174-45 to be increased to <br /> 3 stories and 45 feet in height in all Commercial zoning districts and to exceed 20,000 sq. ft. <br /> of first floor area, if approved by the Board,in C-3 zoning districts(no existing limit in other <br /> Commercial districts). G <br /> 2. An article submitted by the Planning Board and Zoning Board of Appeals which would <br /> amend Subsection 174-25.I.9 of the Table of Use Regulations to eliminate the requirement <br /> for a special permit for most docks, and require a special permit only for docks which are <br /> Mcg proposed to cross more than 70 feet of certain wetlands, as defined in the state's wetlands <br /> laws and regulations. Other docks would be allowed as of right under zoning, but still <br /> require Conservation Commission and other local, state and federal approvals. <br /> 3. An article submitted by the Planning Board amending Section 174-3 to change the definition <br /> of"LOT LINE, FRONT" to read as follows: "LOT LINE, FRONT—A line dividing a lot <br /> \¢ from a laid-out public or private way. On any lot bounded on more than one (1) side by <br /> such a way,the layout line that is to be the lot front shall be so designated in any application <br /> for a permit to build on such lot." f <br /> 4. An article submitted by the Board of Selectmen amending Section 174-92 regarding <br /> Organization of the Zoning Board of Appeals replacing the phrase indicating that they may <br /> r��\L "employ experts and clerical and other assistants"with the phrase "employ experts and other <br /> ►3 consultants". <br /> The full text of these articles and any associated maps or plans may be reviewed in the office of <br /> the Town Clerk or Town Planner at Mashpee Town Hall. <br /> Submitted by <br /> Beverly A.
