Derenzo, <br /> Trustees,requesting a Written Finding under Article V§174-17 of the Zoning By-laws and <br /> M.G.L. Chapter 40A §6 concerning continuance, extension or alteration of a pre-existing, <br /> non-conforming structure to allow for construction of a new single family dwelling and <br /> accessory pool on property located in an R-3 Zoning District located at 134 Popponesset <br /> Island Road, (Map 112 Parcel 8),Mashpee,MA. <br /> Notice was duly given to abutters in accordance with Massachusetts General Laws <br /> Chapter 40A.Notice was given by publication in The Mashpee Enterprise, a newspaper of <br /> general circulation in the Town of Mashpee, on February 21, 2014 and February 28,2014 <br /> a copy of which is attached hereto and made a part hereof. <br /> The Mashpee Zoning Board of Appeals issues this Decision pursuant to the <br /> provisions of Massachusetts General Laws Chapter 40A §6 and the Town of Mashpeo <br /> Zoning By-laws. <br /> On March 12, 2014, Public Hearings were held on the Petition at the Mashpee <br /> Town Hall at which time the following members of the Board were present and acting <br /> throughout; Chairman, Jonathan Furbush, Vice Chairman, William A. Blaisdell, Board <br /> Member,James Reiffarth,Associate Members,Domingo K. DeBarros and Scott Goldstein, <br /> and Building Commissioner,Richard E. Morgan. <br /> Attorney, Kevin Kirrane represented the homeowners, Jay and Elizabeth Derenzo <br /> for the raze and replace project at 134 Popponesset Island Road. He provided the Board a <br /> written narrative, a land court plan, and pictures of the job site.This lot is bounded on one <br /> side by Popponesset Island Road and Popponesset Bay on the other side. This lot is a non- <br /> conforming lot containing 27,500 square feet of total land area; 24,100 square feet of <br /> upland.The site is currently improved with a 2,000 square foot ranch style dwelling which <br /> consists of three bedrooms, and accessory structures which include a swimming pool and <br /> a large raised patio in the rear of the dwelling. It also has a pier, dock and float complex. <br /> 1 <br />
