Joe and Lisa Joe <br /> 47 Monahansett Road (Map 123 Parcel 102) <br /> Mashpee, MA 02649 <br /> V-2014-18 <br /> His proposed site plan depicts the new home to be reconstructed on the existing <br /> foundation extending about one foot in the front and about a foot and half in the back,with <br /> a farmer's porch. He will remove the existing deck and build a patio. The home is in the <br /> Popponesset Overlay District. The existing lot coverage of all structures including, the <br /> dwelling, deck, stoop, and shed is 13.1%. The proposed lot coverage of all structures, <br /> including dwelling, stoops, and shed is 11.4%. These ratios are based upon an effective lot <br /> area of 11,627 square feet (uplands only). He went to the Conservation Commission last <br /> fall and had a wetlands map drawn, surveyed, and was approved for the patio and plantings. <br /> The existing home does not have the proper setback from Monahansett Road and <br /> believes it is 8.5 feet from his neighbor and needs 10 feet with the existing foundation. He <br /> is not extending any closer to his neighbor. <br /> GENERAL FINDINGS: <br /> The subject property located a 47 Monahansett Road is approximately 11,627 <br /> square feet. <br /> There were no abutters present. <br /> In view of the foregoing, the Board determined the Petitioner did not require a <br /> Variance with a Written Finding approval. Upon duly made and seconded at the Public <br /> Hearings on April 9, 2014, the Zoning Board of Appeals voted unanimously to withdraw <br /> without prejudice Christopher J. Joe and Lisa Joe's request for a Variance under Article <br /> VII §174-31 (Land Space Requirements) of the Zoning By-laws to vary the rear, front, and <br /> side setback requirements for construction of a new single-family dwelling on property <br /> located in an R-3 Zoning District at 47 Monahansett Road,(Map 123 Parcel 102),Mashpee, <br /> MA. <br /> x <br /> 2 <br />
