The Town Planner informed the Board of a correspondence from BSS on behalf <br /> of the Applicant requesting that the center line curve radius requirements under the <br /> subdivision regulations be waived. Also, a memo has been received from Earth Tech <br /> making justification for the road reduction center line radius. An e-mail has been <br /> received from the Board of Health Agent indicating this matter has been reviewed and the <br /> plan has been-approved as presented. <br /> The Chairman recognized Torn Bunker, BSS Design, representing the Applicant, <br /> who explained that the subject lots are golf course lots. One small piece of land was <br /> elim ated by an ANR plan and added to an existing lot located on the north side o <br /> Shore Drive west. <br /> The proposed.subdivision will change the.aligr ent of Shore Drive west. The <br /> septic system for Tide watch Condominiums is to be removed per an agreement with the <br /> owners, and septic is to be directed to the pump station treatment facility. Some details <br /> remain to be addressed for Shore Drive west, such as the issue of an emergency gate and <br /> drainage issues. The profile and grades conform to the subdivision standards. <br /> -Mr. Bunker provided copies of a memo from Barth Tech regarding the radius. <br /> waiver has been filed requesting the minimum radius.requirement of 1 o 4 t., be reduced <br /> to o-ft. <br /> Thomas O'Hara asked why the too-f . requirement could not be met; to which <br /> Mr. Bunker replied, "We can make it...we can make it,.but w prefer not to. It is a <br /> matter of the area and what it.takes to do a large radius, it pushes the road further over <br /> and it just takes up more of the area out of what becomes the larger remaining lot.
