Surr maries of the articles,are as follows: <br /> 1. An article submitted by the Board of Selectmen amending the Zoning By-law by <br /> amending the definition of "'home occupation" in Section 17 - , amending Subsections <br /> 17 - .I and of the Table of Uses to refer to "Permitted Horne Occupations" and <br /> "Conditional Horne occupations" and adding a new Section 174-25.1 describing the <br /> regulations applicable to Permitted and conditional Home occupations. <br /> . An article submitted by the Board of Selectmen amending footnote 14 of the Section <br /> 17 - 1 Land Space Requiremeints Table to require that a 50 foot buffer area be left in <br /> its natural wooded state at the front of any development in the -1 and C-2 commercial <br /> zoning distracts. <br /> . An article submitted by the Board of Selectmen renumbering the Subsection 17 - . . <br /> "'IC overlay District" approved under Article 27 of the October 1999 Annual Town <br /> Meeting to become subsection 17 - .E. <br /> . An article submitted by the Board of Selectmen renumbering Subsection 17 -79.B(7 <br /> of the Groundwater Protection District by-law to become Subsection I7 -79.B . <br /> . An article submitted by the Planning Board which would create authority for special <br /> permit modifications. Minor site plan changes could be done at a public meeting but <br /> without advertisement of a public hearing. More significant site plan changes, or <br /> changes to the text of the permit decision would require an advertised public hearing <br /> with notice to all abutters within Soo feet and full conformance with all special permit <br /> approval requirements. For changes involving an increase of 10% or less in building <br /> area or the area of land occupied by a particular type of use, the old zoning applicable <br /> to the property when the original permit was approved would continue to apply. For <br /> any lamer change, currently applicable zoning standards would have to be met. No <br /> increase in the number of permitted dwelling units or in the rate of development could <br /> be allowed. It would also become possible for additional land to be included in a special <br /> permit, provided that currently applicable zoning would govern any development on the <br /> added land area, and to split a project between sections that would remain unchanged <br /> under the provisions of the zoning applicable at the time the special permit was issued, <br /> and sections that could be extensively modified under currently applicable zoning. <br />
