the front and Residential-3 in the back. He stated Applicant has <br /> no intention of utilizing or accessing Great Hay Road. The <br /> property is to be utilized as a Commercial enterprise, access off <br /> Industrial Drive., with proper frontage. <br /> Mr. Landers-Cauley stated he feels said parcel qualifies for <br /> a subdivision preliminary as business property. A road has been <br /> created on the plan, as well as drainage. (There was brief <br /> discussion regarding access. ) There is are existing water main <br /> easement which is not in place. Subdivision approval would <br /> assure the easement is kept in tact. <br /> The vice Chairman asked for clarification of said Lot 29 <br /> being transferred to the Town. Mr. L anders-Cauley responded that <br /> it is his understanding that a transfer of ownership would occur <br /> at some point in time. <br /> The vice Chairman recognized Wayne Duchemin, Economic <br /> Development Office, Town of Mashpee, who stated the subject <br /> parcel is expected to become an integral part of the economic <br /> development initiative within the Industrial Park and will <br /> provide an opportunity to create job opportunities through the <br /> use of incubative businesses'. It is hoped that said parcel will <br /> be developed for economic development projects and that his <br /> office has been working with the principles of the ownership of <br /> the Industrial Park, as well as with the Town Manner, for the <br /> past two to three years on this project. <br /> The Nice Chairman asked for clarification regarding <br /> Industrial/Residential uses. Mr. Landers-Cauley responded <br /> Applicant has requested he subdivide the panel; no request has <br /> been made to petition a zoning change. <br /> The Town Planner explained the properties under discussion <br /> had been zoned Residential until the May Town Meeting at which <br /> time a zoning change to Industrial was noted for the front <br /> portions, leaving the too ft. Residential as a buffer strip. <br /> The Town Planner informed the Hoard of a fax received from <br /> the Consulting Engineer with the following: That the plans be <br /> prepared and stamped by a registered land surveyor; and concerns <br /> with the drainage and grading of catch basins. Also, there is an <br /> existing concrete bound on the Great Hay Road end of Lots 29 and <br /> o which will have to be removed and reset after the water line <br /> is installed. The intent is to tie into the Holland Mill well, <br /> when developed, and to utilize the easement to do so. He <br /> suggested water Department jurisdiction for the protection and <br /> maintenance of the bound be so noted. All of the above to be <br /> indicated on the plan at the Definitive stage. <br /> The Town Planner then informed the Hoard of his comments and <br /> concerns: The required turn-around radius is 0-feet, the <br /> proposed plan indicates a 0-foot radius, which would require <br /> -2- <br />
