■
s
reference of withholding the issuance of an occupancy
permit until such time as the landscaping has been
completed, without a Public Hearing, in accordance with the
Zoning Bylaw.
The Board can, however approve a minor site plan
modification and agree to a "'temporary"' occupancy permit
for a certain period of time to be decided by the Board.
He reiterated that an advertised Public Hearing is
necessary in order to chance the language of the special
Permit.
The Chairman raised concern with the Consulting
Engineer' s letter dated February 7, 2007, "I make this
recommendation conditionally and subject to the
satisfactory completion of all other site details since my
last inspection of December 2-1, 2006. inspections have
been requested for curbing, sidewalk, sidewalk cross drain
details, or other items that may have been subsequently
installed. It also does not cover the reconstruction of
the grip-rap stone in front of the building. "
Dennis Bai ari-ni asked about the distance of the curb
radius.
The Town Planner responded that there are several
problems between the architect and engineer plans. The
curve radius at the street on the landscape plan differs
from the site plan and will have to be revised for
consistency. The site plan will also govern the driveway
specifications, which has already been built and may
require alteration.
The Town Planner reiterated that the matter before the
Board this evening for consideration is approval of the
landscape and grading plan, subject to further plan
revision replacing the 2-4 inch caliper white oaks with
three 5-6 caliper pin oaks . As well as the removal of one
parking space in order to accommodate the grading changes
on t-he slope..
The retaining wall ha-s been substantially reduced from
the original plan. The Consulting Engineer is satisfied
with the details of the current -ft . retaining wall.
Attorney Kirrane agreed to an increase in security
should Ir. Rowley find it necessary upon review/inspection.
10
