Better reflect town land, scope, and <br /> policies, and to improve communication between the Cape- Cod <br /> Commission and local planning efforts . <br /> Changes Cinder Consideration to Cape Cod Commission <br /> Policy -- Limited DRI review available to any development of <br /> regional impact, changes to the DI th-re'sholds would <br /> increase in areas where redevelopment is encouraged, larger <br /> -scale projects would act.ually escape Cape Cod Commission <br /> review. In areas of sensitive- resources where DRI size <br /> development would be discouraged, the thresholds would be <br /> lowered. <br /> Land Use Categories - Regional Economic Centers . Most <br /> towns will have redevelopment areas, smaller activity <br /> centers containing local commercial services, housing, <br /> redevelop infill and expansion- being desirable. In- cluded <br /> are pillage, Highway, and Industrial -redevelopment . <br /> Resource Protection Area-s - Sensitive resource areas- <br /> where increased development will be discouraged. <br /> Tillages - Village redevelopment into "'Village". Many <br /> of the Cape villages define the historic character of Cape <br /> Cod and major change would be discouraged. <br /> Highway, Industrial, and Service Trade Areas - Are to <br /> remain as redevelopment areas with no change in thresholds . <br /> Draft Maps of Eastha , Wellfleet, and Orleans <br /> "Town Planner - F. Thomas Fudala <br /> ashpee Planning Issues -of Concern <br /> The major concerns are watersheds, water bodies, and <br /> nitrogen issues. The majority of the Town of Mashpee is <br /> located within one of the two watersheds and is extremely <br /> nitrogen ensitive. <br /> The other issue is traffic. Area-s of concern are <br /> Routes 11 and 28, and Great Neck Road North, being the key <br /> access to Mashpee. The same road system has been in place <br /> for the past 70-years (approximately) . The rotary is a <br /> major area of concern, as weil as other intersections such <br /> as Lowell Road. He mentioned the traffic conditions at <br /> 10 <br />
