T <br /> Mr. Rowley expressed concern that the existing house, <br /> which is to be demolished, is located on the proposed lot <br /> line. He suggested this condition be recorded in the <br /> Minutes that the plan is approved subject to said existing <br /> dwelling being demolished. <br /> r. Cleary agreed that any future construction <br /> setbac. s would be. 2 - t. in the front, and 1 -ft. on the <br /> sides (Shore Drive and Jeep Place) . <br /> Mr. Cleary as% ed if Applicant would be able to <br /> maintain the existing house and relocate it in the event it <br /> is not demolished. <br /> The Chairman clarified that the request, according to <br /> the plan, is t "raze/demolish" the existing dwelling, <br /> which i-s- not the s-ame as "relocating" the dwelling. <br /> Lee Gurney clarified that in ,addition to the setback <br /> requirements, the Overlay District requires a maximum of <br /> twenty (2 ° )_ pe rcen,t lot coverage. <br /> Mr. Rowley expressed his discomfort with the plan and <br /> existing dwelling, stating he would prefer to have the <br /> dwelling demolished First and them create the lot limes. <br /> The Planning B.card is being asked to sign a plan that is in <br /> non-conformance (an existing dwelling with- a lot lime <br /> running through. it) , due to the setbacks from the lot lines <br /> for the building . <br /> Lee Gurney questioned the dotted lime running through <br /> both lots as shown on the plan. <br /> Mr. Cleary responded the dotted lime represents an old <br /> easemen-t that has since been attached to the deed for this <br /> property. <br /> The Chairman suggested the Board take additional time <br /> for consideration of this matter, as- well as discussion <br /> with the Town Planner (who is not present at this time, but <br /> is expected) . <br /> r. Cleary agreed to wait until such time as Mr . <br /> Fudala arrives. <br /> 2 <br />
