Slavin ky that a <br /> Planning Board waiver for lot area requirement is also <br /> neces-s-ary in order to recognize/enforce the zBA action, <br /> The Town Planner suggested that if the width of the <br /> layout is reduced to 30-ft. and the "T" is eliminated, the <br /> area would be sufficient . The Planning Board could more <br /> easily approve a waiver of the 40-ft. width requirement, <br /> rather than approval for a lot size variance. <br /> The Consulting Engineer agreed that if the length of <br /> Lot 1 Is divided to Z oo-ft. frontage and area would be <br /> established, ZBA variance and Planning Board waiver would <br /> not be needed. A waiver on the length of the road and <br /> construction of a cul-de-sac would however, be required. <br /> The Town Planner noted there would be additional <br /> complications if the Board were to require the driveway to <br /> be upgraded/widened as it would encroach onto conservation <br /> land. <br /> Mr. Slavinsky informed the Board that he sloes have a <br /> letter from the Fire Department regarding paving issues and <br /> possible waiver/variance for installation of a sprinkler <br /> system. <br /> The Consulting Engineer spoke to the water source for <br /> a sprinkler system (well capacity) , and passible necessity <br /> for a storage tank. - e also epres-sed concern that the <br /> majority of the land is subject to the i iverfront Act an'd <br /> the conservation process . <br /> The Town Planner interjected that the property in <br /> question would currently qualify as a cluster subdivision, <br /> 15 <br />
