Section IV <br />PLAT PROCEDURES <br />A. General <br />1. Only those plans which constitute "subdivisions" as that term is defined in <br />Section ill require the approval of the Planning Board. However, all plans, <br />whether "subdivisions" within the meaning. f the lair or not, must have either <br />appro 6l as a subdivision, or endorsement that they do not require approval, <br />before they will be accepted for recordi'ng at the Registry istry of Deeds or <br />registration at the Land Court. <br />. The Planning Board will consider plans at meetings only, provided the owner of <br />the property or his representative is present, whether such plans be ones <br />submitted for endorsement of approval not required, Preliminary subdivision <br />- Plans, or Definitive Subdivision Plans. <br />A. Plans Believed Not To Involve A Subdivision <br />1. Any person who wishes to cause to be recorded in the Registry of Deeds or <br />with the Land Court a plan of land and who believes that his plan does not <br />require approval under the Subdivision Control Lavers, may submit his plan <br />application Form A, and required fees (see schedule) to the at a <br />-mgularIv sched eteither in person,or by a representative. Such plan <br />shall be accompanied by the necessary evidence to shover that the plan does <br />not require approval. Plans that indicate a non-conformance with any provision <br />f the ZoningBy-law will not be finally acted upon unless or until the plan has <br />been modified to eliminate such non-conformance or a variance has been <br />obtained from the Board of Appeals. Said person shall file, by delivery r <br />W=WMregistered ,nail, a notice with the Tern Cleric stating the date 6brnission for <br />such deterrnina n an a�ccmpanie a copy of said app Ica ion. The pan <br />shall be drawn in conformance with the Rules and Regulations ofthe <br />Barnstable County Registry of Deeds and/or Land Court and shall slow: <br />a. The existing and/or proposed boundary lines, <br />b. Borth point, date of survey and scale. <br />r <br />c. Name of record owner and signature of a Registered Land Surveyor. <br />d. lames of all abutters from the most recent tax list. <br />e. Existing lines of streets, ways and easements. <br />4 <br />
