Chapter 40A, the Mashpee Planning Board will hold a public <br /> hearing on Wednesday, August 19, 1989 at 7;30 p.m. at the Mashpee <br /> 41 <br /> Town Hall 16 Great Neck Load North to review thirteen zoning ' <br /> amendment articles for action at the October 5, 1998 Annual Town + � <br /> Meeting. " The Vice Chairman recognized the Town Planner for the , <br /> purpose of addressing the article summaries. <br /> Amendments to Commercial Center zoning Bylaw-Section A, !z;i <br /> would require that the Board insure that the design of approved ` <br /> projects is in keeping with the character of the Town and of Cape , <br /> Cod <br /> Section B. language changes leading into Section I, the k <br /> allowance of undersized lots based upon a series of conditions. <br /> Section C. would allow the Planning Board to waive open ' <br /> space buffer requirements around Commercial Center Projects , <br /> within purely commercially zoned property. <br /> Section D, addresses parking for Commercial Center Projects. <br /> Each lot must provide required parking or individual uses; or an <br /> overall shared parking scheme can be developed between a. number <br /> of lot owners; eight (8) foot wide parking lanes are required <br /> where on-street parking is proposed; and allows for parking `- <br /> structures provided designs are approved b the Planning Board. !} <br /> y g <br /> Section F. relates to direct vehicle access; there shall be r <br /> no direct vehicle access from individual lots within a Commercial <br /> Center Project; requires a traffic impact report; streets and ` # <br /> ji <br /> drives within the development are to be constructed in accordance <br /> with the Planning Board Subdivision and Special Permit <br /> regulations; and addresses traffic trip generation. ',,. <br /> Section H, refers to Planning Board requirement of ,� t; <br /> architectural signage/landscaping controls, unless specific 4 ` <br /> designs are submitted for all portions of the project; and Design <br /> Review Committee process. <br /> Section I, relates to lot sizes in C-1 Districts; no <br /> undersized lot may be created unless it is tied into a public <br /> wastewater treatment plant, and to which all such proposed lots ` • <br /> may be legally connected after sale to multiple individual <br /> owners; Planning Board approval of schedule of dimensional �k <br /> controls; required distances between certain structures; maximum <br /> lot coverage and the calculation thereof. <br /> Section J. specifies additional application materials. <br /> The vice Chairman opened the floor to Public comment and <br /> recognized Kerry Marsh, who stated Mashpee Commons supports the <br /> proposed amendments and feels they will improve commercial + � <br /> development throughout the Town.
